High-Ticket Investment Opportunities
As you might know, we’re a real estate company through and through and our team on the ground is constantly searching for best possible investment properties to bring to our investors. Over the last few months, we have secured and financed some large high-ticket properties with tremendous potential that we are incredibly excited about.
These opportunities require large amounts of capital and it simply wouldn’t be feasible to involve thousands of investors who are all contributing small amounts like we normally do here on the platform. These deals require a smaller group of investors who are dedicated to the project and are putting in higher levels of capital. That’s why we’ve typically taken properties of this size to offline investors that have been partners of ours on previous projects.
But after some careful consideration, we figured that maybe some of our normal retail investors would have the appetite to invest in some of these bigger deals because of the tremendous upside potential. Perhaps we’ve been selling you short. It’s time to rectify that.
So, today – we bring to you the first of our high-ticket property investments for you to consider. The minimum investment here is EUR 25,000 so it’s a significant jump from deals we typically share here on the site, but you’d have a chance to be a part of a larger and definitely more exciting than anything we’ve shared publicly before.
However, if that’s just not feasible for you at the moment, there is no need to worry as this particular object will offer further funding stages for the renovation works, where you’ll able to participate as before for the standard investment amount of EUR 50. But for the initial acquisition, we are trialing this new fundraising method at the higher ticket price. It’s worth noting that those who invest now won’t receive bonuses as usual, and the interest rate is likely to be a bit lower in these early stages. Yet, in the long run, it will all be worth it.

This 4 406,3m2 residential property is a sight to behold. The architecture stands out from the get-go as a regal, yet deceptively modern building. According to the new plans, the building will have more than 100 apartments ranging in size from 15m2 to 60m2. For some it will be a future home while for others it will be an investment property with the intention of renting it out. The versatility here is superb.
The location is the most attractive part of this opportunity because of its proximity to Riga’s central district which boasts a wide range of shops, cafes, schools, universities, parks and the like. It’s an incredibly sought-after part of the city and this property is available at exactly the right time. It’s safe to say that the location is perfect for future workers as the surrounding area is in full development at present, with lots of new office spaces in the works.
Speaking of, you’ll notice a number of other key investments being developed which supports our investment and is likely to give us the capital appreciation that we’re after. There is a new 'Press House Quarter' and ‘Knowledge Mile District’ in the works just around the corner, as well as the really innovative 'Zunda Parks' which will draw a lot of attention. Combine this with the fact that the public transport is very accessible and it’s the kind of place that appeals to almost everyone.
From a renovation perspective, it doesn’t require any wholesale changes – the property still remains in good condition for the most part. The renovations that are on the road map include redoing the façade, the staircase area, and the cable infrastructure – after which we’ll have a great residential property ready to go. We’re confident that the end result will be worth the wait and will unlock strong capital appreciation potential.
We are expecting to go to market at a price of around EUR 1,100 – 1,300 per m2 which will really stand out because there really is no comparable property in the area. Everything else is in a completely different price category – which makes this the perfect complement. It’s going to be extremely affordable for tenants, while still providing a healthy return for investors. The real value in this investment will be unlocked over the medium to long term as the developments in the surrounding area contribute to the value of this property.
We think that the strong growth in residential property demand from Latvians will stand us in good stead here. Many locals are still living in sub-standard Soviet-era apartments and want to find a better option that is more modern and located more centrally. These apartments represent fantastic opportunities for people to find an accessible place in Riga that can give them the lifestyle they desire.
